2 Weeks of Dinner Menu Planning Done For You!

In an attempt to save our money and my sanity I am, once again, going to attempt Menu Planning. Now, to make this stick a little better I'm going to post my menu every two weeks. Ok, in THEORY I am going to post my menu every two weeks. I'm hoping some of you will help me to keep going in this. I'll post the recipes, or links to recipes, along with the menu (unless it's pretty self explanatory). And, just a tip, Tad LOVES every recipe on this list so I'm pretty confident in saying that these meal choices are delicious!

I hate recipes that are too complicated, or require ingredients I have to Google to find out what they are, so everything is pretty simple.

I've designated Saturday as our leftover day, but I could easily move it to Thursday (or any other day I find my fridge way too full) and just bump my schedule down a day. You might even find you need TWO leftover days a week if you've got a lot of extra food. OR you could plan to give half your dinner to another family, and have them return the favor on another night. That's a great way to use your excess food, PLUS it's a night of no cooking for you but you still get a hot meal!

Remember to shop your cupboards & fridge/freezer before making your shopping list so you can see what you already have. Plan your side by what you have on hand, what your family likes, or what's growing in your garden (or your bountiful basket!).

Monday
Salmon
squeeze the juice of one lemon over the top of Salmon fillets
slice up another lemon and place a slice and a tab of butter on top of each fillet
wrap in aluminum foil and bake at 350 for about 15 minutes

Asparagus
Brown Rice

Tuesday
Spaghetti
Garlic Bread
line a cookie sheet with slices of bread
butter each slice and sprinkle liberally with garlic salt
put under broiler for a few minutes, checking frequently until browned

Green Beans

Wednesday
Broccoli Cheddar Soup recipe here
Rolls

Thursday
Glazed Pork Chops recipe here
Brown Rice & Broccoli (included in recipe)

Friday
Honey Lime Enchiladas recipe here
Fruit Salad recipe here

Saturday
LEFTOVERS

Sunday
Tacos
everyone has their favorite way to do tacos
we do ours with browned ground beef seasoned with lots of paprika, onion salt, & pepper
we use corn shells cooked in oil
serve with your favorite sides

Monday
Omletes
we like ours with shredded chicken or sliced ham, avocado, & cheese
top with a little ranch or salsa

Orange Slices
Toast

Tuesday
Steak
Potatoes
Corn on the Cob

Wednesday
Salads w/Grilled Chicken
We do ours with the romaine salad mix, strawberries, grilled chicken, avocado, craisins, and some Kraft Light raspberry vinaigrette
Breadsticks

Thursday
Mango-Lime Shredded Pork Tacos recipe here

Friday
Chicken Wraps
Grilled Chicken, tomato, avocado, ranch, BBQ sauce

Saturday
LEFTOVERS

Sunday
Dr. Pepper Chicken recipe here
Mashed Potatoes

We went grocery shopping this morning with the list I made after meal planning and I can tell you that our bill was 20% smaller than normal! And I wont need to do any major shopping trips for another 2 weeks. It really does pay to take the time to menu plan. Especially if you remember to use what's in your cupboards so you don't end up with 5 boxes of spaghetti noodles. It also eliminates the 3:00 panic of 'What's for dinner? Oh crap, I didn't un-thaw any meat! Crap, I have no idea! Oh well, let's order pizza.'

MENU PLANNING
It's healthier
It's cheaper
It's easier

Christmas Traditions

This year I've been thinking a lot about Christmas Traditions. We have a few, but I'd like to come up with a few more. I've been asking around and here are some awesome ideas!

Caroling
This year I was caroled by a group of college guys in santa hats playing frosty the snowman on trombones! Seriously awesome. My family has never really done the caroling thing seeing as how we're not exactly musically talented, but I do love to be on the receiving end of it!

Checking out and voting on the best Christmas decorations in town.
My grandpa would always load up his car with all of the grandkids and we'd drive around town looking at all of the lights. We were instructed to say 'ooooohh' when we thought the house was pretty and 'awwwweee' when we thought it was amazing. It's one of my favorite memories, and now I'm noticing that my kids are in awe of the lights around town whenever we're out after dark!

Christmas PJ's
This isn't something my family did when I was young, but I started this with my growing family and I've really loved it! Although the jammies we get aren't always Christmas themed.

Going to a movie on Christmas day
My brother and dad would always go to a movie on Christmas day with my uncle and cousin. It's something they still mention to this day, so I know they loved it!

Acting out the birth of Christ
I've been cast in this play a few times, and I'll tell you it was very well received by my aunts and uncles! It's a good way to keep the true meaning o Christmas in focus.

Watching your favorite holiday movie.
Growing up my grandma always made sure we watched A Christmas Story. Ralphie and his BB Gun always make it feel like Christmas to me. I've added a second favorite holiday movie to my Christmas to-do list.
I really don't think there's anything sweeter than Garfied and Odie making nice on Christmas morning! Watching your favorite holiday movie.

Giving a gift to Christ
A tradition I'd like to start is to have everyone give a gift back to Christ on Christmas. There are lots of ways to do this, but I think an easy way is to have an envelope for everyone hanging on the tree. Then we they decide what to give they can write it down (or have mom and dad write it) and put it inside the envelope. Then on Christmas morning take some time to talk about the true meaning of Christmas and read everyone's gift. Typically your 'gift' is something like a new years resolution, but maybe with a little more service or charity in it.

Christmas/Christmas Eve Dinner
Some people make a dinner to rival Thanksgiving and some people order out. Tad's family used to go to a restaurant every year on Christmas Eve. My family would always make a nice dinner. No matter how you choose to do it I'm sure everyone will be feeling the love!

Christmas Eve Board Game
One tradition I remember is playing RISK on Christmas Eve. It takes forever of course, and we almost never finished a game, but I loved it. It's reminds me particularly of my dad.

Stockings
Of course, everyone has to put their stockings somewhere! While in my family we hang them from a broom that's propped up by chairs on either end (which is totally awesome), I've heard of some great ideas as well. Tad's family just lay them on the couch, some people put them under the tree, and some people put them in their kids rooms. Now I've got to admit the brilliance of putting the stocking in your child's room. It gives them something to do while mommy and daddy and Santa get some extra Zzz's in! Which is a great Christmas present in itself! Although I think I'd miss seeing thier faces when they dig into their stockings and finding what Santa left.

Well that's what I've come up with, if you've got some different ideas I'd love to hear them!

Christmas Memories, Take 2

My memories from Christmas as a kid are all filled with fun and excitement and the strange magic that fills the holiday. I have found that looking at Christmas with 'Mom-Colored Glasses' opens me to a completely different, but just as magical kind of joy. Except this time I'm the one with most of the magic powers! Here are a few things I've seen differently:

Getting Presents vs Giving Presents
It was SO exciting to make my Christmas list when I was a kid. I loved running through the list of 'must have' toys that were popular that year. That's how I ended up with a Skip-It and a Giga-Pet :) But now that I'm the mom in the family it seems so much more exciting to watch my kids open the presents that I've carefully picked out for them. I even keep most of their gifts a secret from Tad so I can watch his face too.

Early Riser vs Late Sleeper
There was one thing that really pissed me off when I was little. My cousin and I would wake up at 5 am on Christmas morning to check out our loot. When we went to wake up our older brothers and sisters to taunt them that we had been the first to see what Santa had left, they would casually inform us that they'd looked through everything at 3 and could we please go away. So unfair. However, now that I'm the one who fills every stalking (including my own) I am lacking in that desire to get up before the crack of dawn. Sadly my 1 and 3 year old don't quite grasp the concept of sleeping in.

Stalking vs Stalker
I pretty much had a one tract mind on Christmas morning, and it went something like this, "presents, presents, presents, candy, presents" I didn't give much thought to anything beyond that. I love looking back at old Christmas pictures and seeing our ridiculous PJ's and crazy bed head. It only now dawns on me that the reason we have such great pictures of our priceless memories is that my mom spent most of her Christmas recording the day.

Playing vs Visiting
Oh how I HATED waiting on my mom to finish talking with people so I could get on with whatever was so important to me that day. It seemed like she could talk for endless amounts of time about things that could not have been vital to my life. How rude, right? Yet, once again, I have realized how very nice it is to just sit still for an hour and talk to my sister or brother about what's going on in our lives. It's a good think I'm a lot less boring than my mom was ;)

So I ask you, what kinds of Christmas memories are you starting to remember differently?

Cyber Monday Coming Fast

While I did brave the infamous Black Friday crowds (Well I did wait till 6am so I didn't get trampled) I think that CyberMonday is more my style. If you haven't heard of Cyber Monday then you're in luck cause you are now getting one more chance to score crazy awesome deals for your holiday shopping! I love getting the chance to save big while shopping in my jammies. If you're hard core you'll stay up until midnight tonight and get first pick of the deals, or you could just check your computer when you have time tomorrow. Either way I'm sure you'll find some good deals. I'm more of a check the deals when I wake up type of person.

CyberMonday2011.Biz gives a short history of CyberMonday (they also have a collection of upcoming sales):
A popular myth on the Internet is that Black Friday is the top shopping day of the year in the Internet, It is just that, a myth! Cyber Monday is the biggest shopping day online! Stores offer deep discounts on all products from clothing, electronics, televisions, jewelry and much more! We at Cyber Monday 2011 will be monitoring the Internet looking for the best sales and deals at all the major vendors. Cyber Monday launched in 2005 and has been growing ever since. In 2006 Cyber Monday generated 610 million dollars in sales, in only 4 years it has grown to over a billion days in sale on one day! 2011 Is fully expected to over take 2010 numbers as sales and awareness continues to grow. Every year the Cyber Monday deals get better and better and we expect the trend to keep going this season! Cyber Monday 2011 is on November 28th 2011. Be sure to keep in mind that Cyber Monday deals can only be purchased online, not in-store! Most retailers offer free shipping for the sales which makes it even more of a great deal.

CyberMonday2011.com had some good tips on being wise in your online shopping. Along with some great sales to share!
"The Better Business Bureau has put together some tips that we feel should be shared with all of our readers.
  1. Shop trustworthy websites. If a store sounds shady, it is worth the extra time and effort to check them out. Search for their name on Amazon and see if they have a seller rating. Is their website clean and efficient or thrown together and hard to maneuver? That is another huge red flag- reliable sites usually LOOK reliable. Keep that in mind before pulling the trigger on a purchase.
  2. Protect your personal information. Again, if the site is not secure, or just looks plain sketchy- don’t give them your personal information. This really speaks for itself.
  3. Beware of deals that sound TOO great. A Black Friday travel deal that boasts a Bahamas Vacation for $200 is probably too good to be true. Some of these sites will lead with promises of huge deals, but when you get into the fine print, you end up spending thousands. Always, ALWAYS read the fine print if a deal sounds too good to be true, its worth the extra effort to avoid finding out the hard way.
  4. Confirm that your purchase is secure. When you start the checkout process, look at the URL. Most trusted sites start with https. This means that the transactions will be secure. While this is not a foolproof method, it is a great way to quickly check whether or not your information will be secure.
  5. Pay with a credit card. Credit card fees can be disputed. If the company you purchased from turns out to be fraudulent, you have the right to dispute the charges.
  6. Keep all records and confirmations. This should go without saying. Always print your confirmation numbers and receipts. Or take a screen shot and save it to your computer. The best way to dispute issues is with evidence. If you have the paperwork to prove things, you’ll feel more secure."
You can check out specific store websites like Best Buy and Amazon to find what you're looking for or you can go to sites like CyberMonday.com or Deal Taker that have pulled together a list of deals that are being offered for tomorrows big day. Do keep in mind that it's also a big day for scams, so shop retail shops that you feel comfortable with.

Now's the time to get your list out of what you've already purchased and what you are still looking for and get prepared for the awesomeness of CyberMonday :) Good Luck!

20 Small Steps Toward an Easier Day – Fifteen Minutes at a Time

SimpleMom had some great tips for moms who are looking for a way to make their days a little easier!

The following is by editor Kara Fleck.

I hope you have been enjoying our month long theme of rhythm and routines as much as I have. The discussions and questions that have come up in the comments have been very thought-provoking. I thank you for your feedback, especially the way you’ve been responding to each other.

Before we delve into this topic further, I want to remind readers that there is no “one size fits all.” What is one family’s simple solution might be another family’s complication. Life at your home doesn’t look exactly like life at my home, or the Simple Kids contributor’s homes, or your neighbor’s home, or even your sister’s.

Your routine must reflect your own family’s individual circumstances and season of life in order to best serve you.

I hope by sharing examples from our lives of what works – and doesn’t work – for us, that the contributors and I are inspiring you and giving you some ideas that you can take and apply to your own lives.

My goal is to get you thinking about ways you can make things easier for yourselves and help life flow smoother for your families.

I also want to gently remind you, in case you are feeling overwhelmed or discouraged, that most of the families I know who have steady rhythm and routines in place didn’t get there in a day or even in a week. These routines evolved over time.

With that in mind, I thought this was a good time to revisit an article I wrote last year on Small Steps, Big Changes: the idea of keeping it simple and giving yourself small, manageable goals that are realistic.

Specifically, these are changes you can make fifteen minutes at a time.

Making over your entire day all at once? A daunting task. Making small changes, with big benefits, just 15 minutes at a time? Now that is something you can do!

Changes You Can Make, Fifteen Minutes at a Time

Not every item on this list will apply to every family, of course. Today I’m offering twenty ideas for you to pick and choose from as you make small changes in the flow of your days.

Here are the original 10 changes:

  1. Spend 15 minutes preparing the night before for the day ahead
  2. Set your clock for 15 minutes earlier in the morning
  3. Get in the habit of spending 5 minutes immediately after each meal washing the dishes with your child (3 meals a day = 15 minutes)
  4. Start your bedtime routine 15 minutes earlier in the evening
  5. Spend 15 minutes outside with your child and work your way up to an hour (or more!)
  6. Do 15 minutes of structured play or crafting with your child
  7. Spend 15 minutes reading to your child.
  8. Take in 15 minutes of peace and quiet. Do nothing. Slow down.
  9. Have a 15 minute Tea Time or After School Snack with your child
  10. Set one 15 minute toy pick-up at the end of the day (or three 5 minute toy pick-ups during the day)

And here are 10 more changes you can make, fifteen minutes at a time …

  1. Take time after each meal to set the table for the next meal (3 meals = 15 minutes)
  2. Spend 15 minutes the night before filling up sippy cups and/or bottles, so they are in the fridge and ready to go in the morning (for younger kids)
  3. Spend 15 minutes after dinner packing lunch for the next day (for older kids)
  4. Take 15 minutes and designate an assigned spot for library materials so that you don’t have to spend time searching for them every week when they are due (Bonus: take 15 minutes and read some of the great advice readers gave me last year when I was looking to get my family off of the library’s “most wanted” list)
  5. Spend 15 minutes at the beginning of the week going over the calendar – include your spouse and older children so that everyone knows what is on the agenda for the week.
  6. This Spring, take 15 minutes and attack your clutter with this week’s Project Simplify assignment at Simple Mom. Just 15 minutes a day will add up to a big difference in just a few weeks’ time!
  7. Give yourself a 15 minute break before dinner to relax, meditate, and take some time for peace and quiet before one of the busiest times of day begins (a wise suggestion from contributor Jaimie last week).
  8. Lay out the next day’s clothing for yourself and your children the night before.
  9. Are you already getting up 15 minutes earlier than you kids? Great! Now I challenge you to get up 15 minutes earlier than that to give yourself a half an hour of quiet time in the morning. Looking for some motivation in this area? Check out Kat’s Hello Mornings on Inspired to Action.
  10. Spend 15 minutes a day this week getting your family’s paperwork and important documents organized. A couple of suggestions for this are to build a Home Management Notebook (my friend Mandi has some great printables to help you do this at Life Your Way) or, if you prefer paperless planning, as I do these days, check out the resources at AboutOne and see if they might be a good fit for you.

Pick one fifteen minute change or pick a handful, but please do consider these small steps toward big changes in your routine.

Good luck!

H A L L O W E E N !

Our Halloween was pretty simple, but we had a lot of fun! We carved pumpkins.
Wes picked the design, and Scarlett just looked cute!
And of course we went Trick-or-Treating. My awesome mom made Wes & Scarlett into Scooby-Doo and Scrappy-Doo!
And I've gotta say that they are two of the cutest puppies on the block! What did you do this Halloween?!

7 Weird Ways To Not Get Sick (...Including Kissing And Hot Drinks)

So Tad came down with the Flu last night and I find myself hoping that it'll stop with him. So I looked up some ways to stop a virus in it's tracks on Planet Green. These aren't the usual answers you'd think you'd get. They even like some fun!

Don't stop dosing yourself with Vitamin C, but don't overlook some of the other more fun ways to stay healthy this sick season.

You know about antioxidants and you've been religious about your daily dose of Vitamin C, but what else can you do to keep that tickle from creeping up the back of your throat or waking up in sweat-wet sheets and a chill shivering along your spine? Here are some of the weirder, but equally efficient ways to keep those sick bugs at bay:

1. Kiss

photo of a couple kissing

Couple exchanging helpful bacteria.

Yes, kissing can help you fight off colds and flu! By exchanging bacteria back and forth, you are actually enhancing your body's natural defenses and boosting your immune system. But that's not to say you should go out and give a big smooch to any sicky around you... Up the ante and have sex! Performed once a week, sex has been shown to increase immunoglobulin A (IgA) production, an immune-boosting protein that helps keep pathogens at bay. Get our sustainable sex tips.

2. Listen to Music

Research has shown that those same sex-boosted IgA proteins also rise when listening to music like jazz, bluegrass or soft rock for 30 minutes, particularly during some of the most elevated sick-inducing moments: stress. Even after the beat is turned off, the IgA production goes on for another 30 minutes. Looking for new musical inspiration? We have some free music downloads.

3. Walk Really Fast, But Don't Run!

 photo

Research has revealed that a brisk walk 45 minute walk, four or more days a week can improve your immune system and minimize sick days. But don't run! Overexerting yourself (particularly if you're already feeling slightly under the weather) can do you in and send you straight to bed.

4. Don't Blow Your Nose

 photo

When you're sick you nose tends to get stuffed up with mucus. Instant of fulfilling your urge to do a big hearty blow, take a decongestant or gently blow each nostril individually. Why? Blowing hard can actually push the mucus up into your sinuses, risking getting even more sick!

5. Get Hot

 photo

Studies show that, similar to drinking lots of water when you're sick, sitting in a hot sauna can detox a cold right out of your system.

6. Avoid the Desert (or any hot and dry climate)

 photo

Dry desert air is a breeding ground for colds and flu. The reason? Viruses then to survive longer in moisture-sapped air, making airborne illnesses more readily present. Have a sicky in your house? Get a humidifier.

7. Drink Coffee

 photo

Viruses, in particular that gross Swine that's going around, take about 3 days to incubate (in your body) before you know you've come down with the dreaded flu. Drinking hot liquids, including coffee can help wash the virus out of your mouth and down into your stomach where it can't grow due to the acids. Chicken soup, tea, or just hot water have the same effect. Not a coffee drinker, gargling with very salty warm water can also derail a virus. The other place a flu likes to incubate is your nose. Doing a nasal flush or even just swabbing your nostrils with rubbing alcohol can kill the virus before it takes you down.

Good luck with your battle against sickness!

10 Little Ways To Show Your Man You Care

While in search of my next post on HubPages I ran across this article and just had to share it. Sometimes I forget to give Tad the time and attention he needs and deserves because I'm so busy with my 2 little munchkins. So if you're like me and sometimes forget your biggest 'baby' then here are a few ideas :)

This hub is a response to a question asked by a reader in 10 Little Ways To Show Your Wife You Care. He asked if I let my husband relax after a long day at work, or helped him out in any way. This forced me to consider my role and efforts as a wife, from my husband’s point of view.

Here is my list (that I have not mastered, by the way) of things to do (and not do) for your husband to let him know you care. I definitely have some old-fashioned beliefs, but please don’t take the video seriously! I am not pretending to have all the answers regarding men and I do not possess the secrets to a happy marriage, but I do think there are a few things any man will appreciate.

  1. Let him know you are his biggest fan. Tell him how great he is, how much you appreciate the little things he does to help you (no matter how small) , and how much he’s loved. I am not suggesting you lie. If you are not his biggest fan, you should be! I REALLY need to get a 'Team Tad' shirt made up. That would be awesome.
  2. It is best to avoid asking questions such as “What are you thinking about, honey?” Men hate this because they know they will get themselves into trouble if they tell you what they were really thinking. Or they can't remember. I think I might hate that question more than Tad does.
  3. Always speak highly of him to others. Don’t call up your best friend to tell her about his latest stupid mistake. This is so true. Not only does it help YOU like your husband more, it helps your friends to also. There's nothing worse than having your friends hate your man.
  4. Don’t cut him down. It may be tempting to tell him exactly what you think of him during an argument, but hold your tongue. Deep down, somewhere , you love this man, and shredding him to bits will only make the situation worse. Don’t remind him of his weaknesses at every opportunity. Most men are fully aware of their weaknesses and do not need reminding. I was surprised to realize how sensitive Tad really is, and how much what I say means to him.
  5. Be quick to apologize for snapping at him when you are tired and cranky. While sometimes this feels like trying to swallow a mouthful of dirt it's worth it.
  6. Listen to what he has to say. This may include topics that you neither understand nor care to be enlightened about, such as the rules of fantasy football or a comparison of programming codes. If you listen to him, chances are he'll listen to you when you want to chat about hairstyles and nail polish.
  7. Although it is widely believed that men are dogs, don’t treat him like one. Don’t attempt to keep him on a short leash, or even long chain. I know the idea of a shock collar (as used in dog training ) is appealing, but really, he’s a big boy now. While they do have many puppy-like qualities (like loving a good scratch or wagging their tail at the sight of food) they are not, in fact, dogs. Don't hit them on the nose with a newspaper when he puts his feet up on the table.
  8. Appreciate who he is and don’t try to change him. You knew who he was when you married him. Trying to make him into something different is: A. a waste of your time because it will not work and B. just annoying . He was flawless in your eyes when you first met. Is he really not good enough now? I know, you have grown and changed and expanded. Let him appreciate you, but stay the same. While he may never change, he WILL be more aware of some of the minor annoying things he does if you ask him nicely.
  9. Encourage his hobbies, even if you aren’t fond of them. My husband loves motorcycles. People are always saying things like “I can’t believe your wife let you have a bike” and “How could you let him do that?” Let him? That’s not how it is supposed to work. He is my husband, not my child. Yes, I worry. I ask him call to check in. I also love to see the smile on his face when returns safely from a nice long ride. They really do need their hobbies. As much as I hate to give away some of the time he spends with us, giving him an hour here and there will make him a very happy man.
  10. Don’t make fun of his team, even if they always lose. It is likely that your husband has been programmed since birth to be a fan of a particular sports team. This rule additionally applies to Star Trek and Star Wars fans. If your husband is still a fan of the band KISS, then you have permission to go wild with abuse. Making fun of his team is like him making fun of your hair. So not cool.

A Few Extras

Leave him alone when he is in the bathroom. I have a friend who follows her husband in there when she knows he ‘s going to be awhile just to have his complete attention. If your man doesn’t listen to you, find a more enjoyable alternative.

If you ever find yourself thinking that this man of yours is too difficult to live with, remember that he has to live with you. Are you always a perfectly dreamy mate? I’m not. I commented recently that when we finally have an opportunity to spend time together, I will have grown old and bitter and not be any fun anymore. The implication that I am not yet bitter was very amusing to him. But he puts up with it, along with my complaining (I am quite talented), my constant exhaustion and my frequent refusal to be social, particularly with his friends.

I hope this gave you a few ideas on how to show your man your heart. Good luck!

Easy, Cheap Tips For Making Your House Sell Faster

My Inlaws have recently put their home on the market, but I guess the potential buyers have been a little under-whelmed. While they have a great house, it is on the more modest size of the homes that surround it. It does, however, have some really great things going for it. Tad's mom is meticulously clean so their house is in perfect condition, it's a good size with a ton of storage, in addition to the 3 car garage attached to the house there's an extra monster of a garage 10 yards over that is the size of a small house, it's located in a sought after area of Heber City, and it's on a good sized lot. It really is a great house all I think it needs is a little freshening up.

Now when you take that and combine it with my (and Tad's) fanatic obsession of HGTV and you get this post. So here are my thoughts, ok mostly HGTV's thoughts, on what Tad's parents, and others can do to add some zing to their homes on the market.
2 of my favorite shows on HGTV that give great tips for this are
Designed to Sell click here for site
Get it Sold click here for site
Crank up the curb appeal
Pull weeds, rake leaves and trim overgrown shrubs, especially if they block windows or the path to your front door.
My Inlaw's have a big beautiful yard that is well taken care of by Tad's mom. I wouldn't change much, except maybe some kind of rocker or table or pot on the front porch.

Paint
It's important to make your house generic. A fresh coat of neutral paint will make your home appear larger, brighter and more appealing to potential buyers.

To be realistic most people aren't going to do a lot of re-painting. I'm not sure I would make the effort unless I had to get an offer ASAP.

Candice Tip: To add a little color to your bathrooms you can buy a cute bathroom set of towels, rugs, and shower curtains at places like Ross, TJ Max, Walmart or Target. It'll make a big different in a bland bathroom.

Make repairs
Fix things like leaky faucets and sticky cabinets, and replace old screens. They may seem insignificant, but minor repairs add up in the mind of a potential buyer. They tend to overestimate how much repairs cost. You don't want to give them any reason not to put in an offer.

I think it is SO TRUE that buyer overestimate repair/updating costs. I know I do.

Rearrange
Make sure your furniture placement allows for easy traffic flow and shows the purpose of each room. If you have too much furniture, rent a portable storage device to hold things until you are ready to move into your new place. If you don't have enough furniture, borrow or rent.

I am addicted to rearranging my furniture so I love this tip. One of the biggest thing they do on the shows on HGTV is change around the furniture. A lot of times they switch pieces from room to room. You want to make sure your furniture tells buyers what the room is for. Make it simple, clean and with a good flow.

Use tape outlines on the floor instead of actually moving furniture around.

Rearranging a room to stage it for your open house? Here is a tip to save time and effort: Instead of lugging the heavy furniture around the room to see what feels best, put outlines on the floor with painter's tape. Arrange the room according to your outlines, and save your energy for counting offers.

A clean and uncluttered kitchen is a staple of home staging.

Pack up
This includes personal photos and portraits. Less is always more. The less clutter and knickknacks you have lying around, the more potential buyers will be able to see your home and what it offers. Remember, you are selling your house, not your stuff. Plus, getting a head start on packing will eliminate some stress down the road.

Sometimes I think it's hard to de-personalize your house. I mean, it's YOUR house right?! That's the thing though, if your house is up for sale then it's not really your house anymore. So take down your family photographs and put up something that can show people how beautiful 'their' potential home is.

Pack up unnecessary items and furniture before you show the house.

An overpacked living room is a red flag to buyers that your home lacks storage space. Pack up unneccesary items and furniture, and move items to your garage or a nearby storage facility. Clear the way for a sale by letting buyers see your square footage, not your personal belongings.

Candice Tip: Replace your toothbrushes and razors with beautiful flowers, lotions, or soaps.

Stage rooms with one purpose so buyers will know what it is.

Potential buyers are confused by extra rooms that have a mishmash of uses. To avoid this problem, first clear away clutter and excess furniture. Paint the walls a neutral tone and then furnish the room with a desk to stage it as a home office in which buyers will want to get down to business.

Make sure you have the right furniture in the right rooms. Have your neighbors and friends come and give you their opinions because you aren't always the best judge.

Storage space sells!

Potential buyers love homes that have lots of storage space. Since they will open your closets, it's a good idea to clear out unnecessary clutter, and organize your shelves to show off how much storage you really have. Plus, it gives you a chance to start packing, as you will definitely be moving once buyers see all that closet space.

Candice Tip: Pack away your kitchen counter items like small appliances and show off the work space you've got. Put out a beautiful bowl with some fresh fruit and vegetables and maybe a plant or an old fashioned pitcher filled with flowers! Then your kitchen will speak for itself.

Organize
When your house is meticulously organized, buyers will envision themselves living a stress-free life in your home.

Candice Tip: Set your table with some cute dishes and place mats, even if you have to go buy a set at Walmart. You can always give them to the next nephew you have that gets married!

Clean
Clean every inch of your house, and don't forget to make your windows and floors sparkle. If your carpet appears old and stained, think about replacing it. Also, make sure there are no offensive odors. Purchase an air-neutralizing spray that will help remove odors without creating an overwhelming masking odor. Clean homes sell!

Lighten up your home with natural tones and a neutral dose of style.

Lighten up
Let the sun shine in, and turn on the lights. Open all blinds or curtains, and make sure the house is well lit.

Temperature
Be sure potential buyers are comfortable when touring your home. If it's freezing outside, leave the heat on, and if it's summer, turn on the air conditioner.

Candice Tip: Take your back patio and make it a lounge space. A couple of chairs and a small table is all you need. If you have a BBQ Grill to throw on there too then that's a huge bonus! Show people the possibilities of your home.

Keep it ready to show
It may be a little inconvenient, but until you accept an offer, keep your home in tip-top shape at all times. What this means is that each room should have a clear purpose, nice flow and be clean and clutter-free. Buyers need to be able to picture themselves and their things in a room, and taking these steps will help ensure that.

While it can be hard to remember to live like you don't live there it'll be worth it in the end!

If your home is coming off a little TOO NEURAL I would pick out a color or two and splash it around your home in different areas. Shower curtains, towels, rugs, dishes, throw pillows, flowers, trays, blankets..... The possibilities are endless! Also, simple things like replacing outdated hardware like doorknobs, hinges, light fixtures or cabinet knobs can make a big impact. If you're not a designer grab someone who's got a better eye and go shopping! I would start at yard sales and thrift shops, you never know what treasures you'll find! Good luck!
